Why the total matters more than the EMI
A longer tenure lowers your EMI and quietly raises what the house costs you. Stretching a loan from 20 years to 30 can nearly double the interest. Pick the shortest tenure your monthly budget can genuinely carry — and remember you can prepay later, which cuts interest fastest in the early years when almost every rupee of your EMI is interest.
